Description
Construction money that moves only when the building does.
Drawproof is a construction-lending marketplace built on the XRPL Lending Protocol (XLS-66) and Single Asset Vault (XLS-65). Investors fund verified projects in RLUSD. Each stage's money sits in its own escrow and is released only when that stage passes its tests. Today AI runs the checks and a licensed inspector signs the site audit. The same design lets AI agents take over every role, so construction lending can run on its own, safely.
THE PROBLEM
- $453.5B in construction and development loans sits on US bank balance sheets, yet small builders face their 18th straight quarter of tightening credit and borrow at 12 to 15% plus points.
- Investors lose control of their money before anything is built. In 2023, about $63M from roughly 800 investors on CrowdStreet was wired to an account the sponsor controlled instead of escrow, and most of it was diverted.
- Draws take 5 to 14 business days and rest on one party's say-so. Falsified invoices and reused photos are a known fraud pattern.
HOW IT WORKS
- Verify. A builder pays 250 RLUSD to have a project checked. AI reviews identity, feasibility and track record. Verified builders get an on-chain credential.
- Fund. KYC'd investors deposit RLUSD into the project's own XRPL Vault and receive shares.
- Lend and lock. The vault lends to a project account that no single party controls (3 of 4 signers). Each milestone's money is locked in its own escrow that can only pay this builder or, after it expires, go back. Nobody can redirect it, including us.
- Test. Every milestone has a test suite, like a CI pipeline for construction draws. The builder uploads photos, invoices and documents. The inspector files a signed site audit. AI checks that photos were taken on site and recently, that no photo was reused from another project, that invoices match the budget, and that the photos, audit and documents agree.
- Release or hold. All checks green: RLUSD lands in the builder's wallet in seconds. One red check: the money stays locked and everyone sees which check failed and why.
- Repay. Interest flows back into the vault and raises the share value. If a milestone stalls, its escrow expires and the money goes back to the project account, which repays the vault.
THE DEMO Maple St Duplex, Beacon, NY: a 120,000 RLUSD loan in three milestones. The foundation passes every check and 36,000 RLUSD is released to the builder. Framing fails because one photo was reused from another project, so its 48,000 RLUSD stays locked. The full flow, from verification fee to release, stall and refund, has run end to end on XRPL Devnet: 166 real transactions in one run.
WHERE THIS GOES: AN AUTONOMOUS LENDING PLATFORM Every participant in Drawproof is already an XRPL account with its own key and credential. That means any role can be handed to an AI agent without changing the money path.
- AI inspectors. The inspector's job is one interface: a signed audit of a site. Drones, 360° cameras and on-site sensors can file that audit as agents holding their own inspector credential. A human inspector is called only when an agent is unsure.
- AI underwriting and monitoring. Agents verify builders, price risk, watch repayments and flag defaults as they happen.
- On-chain release rules. With Smart Escrows (XLS-100), the test suite itself becomes the release condition, so no server stands between a green check and the payment. The result is a lender that runs around the clock and pays a builder minutes after the work is proven, not weeks later.
Autonomy is safe here because the ledger sets the limits, not the AI. An agent can only ever release money to the right builder or let it return, and every decision it makes is recorded on-chain for anyone to audit. Agents move the work; the ledger guards the money.
WHAT WORKS RIGHT NOW Vault, lending, escrows, credentials, multisig and on-chain attestations all run on XRPL Devnet; the AI checks run in our verifier, with Claude for the judgement calls. Release is triggered by our published test suite, with every result recorded on-chain first. If our release service were compromised, the worst case is an early payment to the correct builder, never a redirection. Mock RLUSD and mock registries; not an offer to invest.
Technical Details
Combines six XRPL amendments, including the Vault and Lending Protocol that run only on devnet today. One end-to-end devnet run produced 166 real transactions, each with an explorer link.
- Each project gets its own Vault (XLS-65). Only investors holding our KYC credential can deposit; the ledger rejects everyone else.
- The vault lends through the Lending Protocol (XLS-66) to a project account with no master key, run by 3 of 4 signers. We post first-loss cover, so we lose first if we verify a bad project.
- Each milestone's RLUSD is locked in its own escrow (XLS-85), all created in one all-or-nothing Batch (XLS-56). It can only pay the builder, or return after a deadline.
- The inspector's signed audit and the AI verdict are recorded on-chain before any release.
10 checks per milestone: 7 rule-based (GPS, photo dates, reused photos, invoice vs budget, signed audit) and 3 by Claude. Every role is an XRPL account with its own key and credential, so any role can become an agent.
